Owners of multi-unit residential developments or commercial/industrial buildings or premises will need a fire safety certificate if any of the following apply:
- the building is new
- the building has changed use
- a fire safety order has been issued for the building or premises.
To be eligible for a certificate, you’ll need to have:
- met all the essential fire safety measures listed in your most recent fire safety schedule
- ensured that an accredited fire safety practitioner has assessed all the fire safety measures in your building or premises.
You need to issue:
- a fire safety certificate when new building work is completed
- annual fire safety statements to include all the essential fire safety measure in the building
- supplementary fire safety statements for any critical fire safety measures in the building.

If a building compliance declaration is required, provide a copy of the fire safety certificate to the building practitioner issuing the declaration under the Design and Building Practitioners Act 2020. Find out more about building practitioners and building compliance declarations.
Note: A final fire safety certificate will be required from your local council before a final occupation certificate can be issued for a new or existing building.
